The Project
Taylor Wimpey East London (TWEL) has been selected as the preferred developer by the London Borough of Waltham Forest to develop a new-build residential-led scheme on Oliver Road, Leyton. Currently known as The Score Centre, approximately 750 homes and c.12,000 m2 nonresidential space including a Sports Hub, NHS Hub, retail space and community buildings are being developed.
Utilising its extensive industry skills, expertise and experience of our team, Ener-Vate provided the necessary support to TWEL in procuring an ESCo for the heating provisions at Coronation Square. Ener-Vate created a tailored tender document based on the requirements both structurally and commercially of Taylor Wimpey for the site.
Extensive detail of client expectations were provided in the document to ensure that bidders fully understood the complex nature of the site as it has been designated a Strategic Network for London.
Decarbonisation of the initial plant design was integral to the planning permission. Ener-vate advised on the impact of future technologies and their cost and impact on charges in context of the ESCo and client costs.
Ener-Vate then conducted an evaluation exercise on the returned bids, testing the cost assumptions and inputs of the tenders and benchmarked against our database of market rates.
Once a preferred partner had been chosen Ener-Vate were part of the team finalising the legal suite of contracts and customer documentation in order to ensure services and standards were captured alongside strict reporting requirements placed on the ESCo provider.
Our Role
Using the industry skills, expertise and experience of our team, Ener-Vate provided the necessary support to Taylor Wimpey East London in developing the right structure and commercial knowledge in procuring an ESCo for the heating provisions at The Score. It is intended that the initial scheme will be capable of supplying an external adjacent development area known as Coronation Square and this element was captured and structured under the initial document.
Ener-Vate created a new, tailored document based on the requirements both structurally and commercially of Taylor Wimpey for the site.
Ener-Vate then controlled the tender period, conducting interviews and leading the commercial and structural evaluation exercise alongside technical and legal partners on the returned bids, testing the cost assumptions and inputs of the tenders and benchmarked against our database of market rates.
We then liaised with the preferred bidder and worked alongside the legal team and client to develop the detail contractual structure and supply documents for the ESCo.
End Result
The appointment of an ESCo with a balanced commercial and structured contract suite to suit the client, the ESCo, the local authority planning, the future developer and all future residents and occupiers of the scheme.
